Champion Textiles Claims Rs. 7.75 Crore from JMJ Housing

Champion Textiles Ltd. recently emerged victorious in a legal battle against JMJ Housing Ltd., with an arbitral tribunal mandating the latter to pay a substantial amount of Rs. 7.75 crore as compensation. The ruling, delivered on October 12, 2026, stemmed from disputes surrounding a residential development project in Coimbatore.

Justice T. Ravindran, a former judge of the Madras High Court, served as the sole arbitrator in this case (Arb. O.P. (Com. Div.) No. 394 of 2024). The conflict centered around a Joint Development Agreement (JDA) signed on January 19, 2022, aimed at utilizing land in Pattanam village for residential development.

Champion Textiles, represented by Managing Director V.R.S. Natarajan, claimed that JMJ Housing, led by director Wilson P. Thomas, failed to adhere to the agreed construction terms. The agreement outlined mutual benefits and property sharing arrangements, which became contentious as implementation issues arose.

Allegations surfaced from Champion Textiles regarding unauthorized transfers of certain plots to third parties, allegedly breaching the JDA and the General Power of Attorney tied to the project. The developer, however, contended that substantial preparatory work had been executed, along with investments made towards the development.

After careful review of evidence, witness statements, and pleadings, the tribunal sided with Champion Textiles on key contractual matters. The findings highlighted JMJ Housing’s deviations from the accord, particularly regarding property transfers and the registration of sale deeds.

The tribunal’s ruling also involved the cancellation of certain transactions deemed inconsistent with the established contract. Consequently, JMJ Housing Ltd. and its director must pay Champion Textiles Rs. 6.75 crore, accruing interest at 18% per annum from March 13, 2025, until the full amount is settled. An additional compensation of Rs. 1 crore, also drawing interest, brings the total compensation to Rs. 7.75 crore, exclusive of additional costs.

Beyond financial compensation, the tribunal mandated the cancellation of 10 contested sale deeds linked to the disputed property. Furthermore, the respondents must provide vacant possession of the property to Champion Textiles within one month of the award.

This decision reflects an effort to uphold contractual obligations, rectifying the breaches identified during the arbitration process. Champion Textiles sought not only financial redress but also the repossession of the land, contending that the transactions with third parties were unlawful.

The arbitration proceedings encapsulated a complex exchange of claims and defenses between the involved parties, with Champion Textiles fighting for justice against what they deemed improper dealings. The arbitrator’s award outlines an extensive evaluation of contractual stipulations and the subsequent obligations for JMJ Housing.

As this award underscores the imperative of adhering to contractual agreements in real estate, its legal implications will be significant for similar disputes in the sector. The implementation phase of these directions now awaits scrutiny, marking a pivotal moment in this ongoing dispute in Coimbatore.
